Policies:

  • Applicants must have a good credit report.
  • Applicants must provide proof of income in the form of check stubs, tax return or job acceptance letter with salary listed. No applicant will be approved if the rent-to-income ratio of 33% is not met.
  • Applicant must be able to pass a background check, including criminal, eviction and rental history.
  • Lease term is one year minimum.
  • Application fees are $40/per adult.
  • Upon approval, applicant must pay a security deposit equal to the amount of rent. The deposit is NOT the first or last month’s rent payment. The deposit is refundable after an inspection of the property upon the mutual end of the lease and after the tenant has vacated the property.
  • All applicable utilities are required to be in the tenants name before moving in.
  • Pets are welcome! There is a non-refundable pet fee of $300, with a monthly pet rent of $10/per dog and $20/per cat. **Certain dog breeds are not allowed due to insurance**
  • NO SMOKING ALLOWED! If it is determined that tenant is smoking on the property, the tenant will be in breach of lease and will be required to pay a $1000 non-refundable fee.
  • Rents are due on the 1st day of each month. After the 5th day, a 10% late fee will be applied.
  • If a personal check is returned, there is $25 penalty. After one return, personal checks will no longer be accepted.
